Residential land for rent.

For Landlord

If you have a land in the specified area, and wish to have an income every month instead of selling the land, you can rent the part of your land that is minimum 5000 sq,ft or  0.1 acre. This land will be used for installation of new modular home from our collection for residing of the local family. You need to provide the sewer, water and electricity for the permit and installation for Tenant’s expense.

Our company will support Champion Home Builders services and products and will provide the legal paperwork and cover all expenses connected with Rent Agreement execution.

Major terms of the Rent Agreement:

Purpose:

Landlord and Tenant coordinate the Landlord’s and Tenant’s property for the purpose of this Rent Agreement. Landlord provides own property and Tenant pays security deposit and rent payments every month to Landlord for use of Landlord’s property. Rent payment includes all taxes and fees specified.

The sample of Landlord’s property – land for rent with plan and deed on the name of the Landlord, pavement, fence, trees and bushes, accesses to sewer, water, gas, electricity.

The sample of Tenant’s property – security deposit, modular home with  parameters and deed, City approvals, pavement, fence, trees and bushes, sewer, water, gas, electricity equipment and components. 

Landlord provides the land and entrance for Tenant’s property installation and release the waver for sewer, water and electricity (Landlord’s property), and Tenant gets the City permit, installs the modular home and utility (Tenant’s property), and renting the Tenant’s property to Occupants. Rent payments provides when the Tenant’s property is occupied. Landlord understands and agrees that the rent will not be paid when Tenant’s property is not occupied.

Landlord has the right to request Tenant to evict the occupants at any time without any explanation. In this case Tenant stops the rent payment until new occupants will enter.

Termination:

Basic Rent Agreement term is 25 years with five options of termination: 1) Upon the end of the Rent Agreement; 2) Upon the Tenant decision to terminate; 3) Upon the Landlord decision to vacate the occupants; 4) Upon the Landlord decision to vacate the Tenant’s property; 5) Tenant does not perform his obligations according to the Rent Agreement.

1) Landlord and Tenant must withdraw from the Rent Agreement upon the end of the Rent Agreement.

a) Tenant must remove Tenant’s property from Landlord’s property and Landlord must return the security deposit upon Tenant executing all obligations according to the Rent Agreement.

Or

b) Tenant has the right and Landlord must accept the Tenant’s wish to leave the Tenant’s property on the rented land in whole as described in the Rent Agreement and to vacate the Lander’s property with no further obligations. This case is possible if the Tenant’s property is paid in full, and Tenant is transferring the Deed to the Landlord’s name. In this case Landlord is keeping the Tenant’s property and Security Deposit for his needs.

2) Tenant has the right to terminate the Rent Agreement by sending the Tenant’s Letter of Termination to the Landlord six month in advance. The procedure of the termination is the same as in paragraph 1)a)

3) Landlord has the right to terminate the Rent Agreement in case he is not satisfied with the behavior of the occupants of the Tenant’s property. In this case the Landlord is sending the Letter of Rent Agreement termination one month in advance. Occupants must to vacate the Tenant’s property during one month from the Letter received. In this case Tenant stops rent payment, but continue paying utility and taxes until new occupants move in.

4) Landlord has the right to terminate the Rent Agreement by sending the Landlord’s Letter of Termination by Force Majeur to the Tenant six month in advance in case of Force Majeur. Landlord pays all Tennant’s obligations in concern with his property, described in the Rent Agreement and all expenses connected with the Tenant’s property relocation within 50 miles. Landlord will return the Security Deposit to Tenant upon the termination of the Rent Agreement.

5) If Tenant does not perform his obligations according to the Rent Agreement, the Landlord’s property must be vacated for expenses of Tenant during six month. Landlord retains the Security Deposit.
